🛠️ Launch Steps
Pre-Launch
Before launching DelinquencyAI, EliseAI connects to your community's PMS to sync resident and transaction information. This sync pulls in all resident transactions, so please check that your ledgers are accurate before launch. Ledger accuracy ensures that EliseAI communicates correct information to your residents.
During the initial syncs, EliseAI examines resident payment history and payment methods to identify historic late payers, on-time payers, direct deposit residents, and check-paying residents, among others. We use this information to tailor outreach appropriately.
Snooze DelinquencyAI Before Launch
You can disable all AI outreach to selected residents before launching Delinquency.
To use this feature, please submit a ticket with a list of residents you'd like to pause outreach for.
Launch
Once you launch DelinquencyAI, your AI Assistant starts reaching out to residents via SMS and email. The start of outreach depends on your launch time:

Beginning of the month launch: EliseAI starts outreach on the first of the month for all residents who have a balance from the previous month. For all other residents, outreach starts on the second of the month.
- Residents who have a history of on-time payments may receive outreach later than the second to allow for those consistent payments to process.
- Residents will receive outreach the day before AND the day of your late fee date.
- Mid-month launch: EliseAI starts outreach to all residents who owe outstanding balances. Your AI Assistant sends these messages via email or text, up to a maximum of 3 times per week, or until a resident pays off their balance.
Your AI Assistant sends delinquency messages to:
- All primaries and roommates on a lease (SMS and email)
- Guarantors (Email only)
Your AI Assistant does NOT send delinquency messages to dependents and other residents who are not on a lease.

Post-Launch
When your AI Assistant needs help managing delinquencies, it creates a task for your team to complete. See the Delinquency Tasks article for details.
EliseAI syncs with your PMS multiple times per day to check for additional charges or payments. When our system detects new charges or payments, it updates resident balances to reflect the new total.
- When a resident pays off their entire balance, your AI Assistant informs the resident that their balance has been paid off.
- When additional charges are added to an account, your AI Assistant quotes the new balance to the resident in its outreach messages.

✏️ Delinquency Notes
If a community uses Entrata or RealPage as its PMS, EliseAI pushes delinquency notes on individual resident conversations to the PMS.
These notes include:
- A summary of the conversation and your team's internal notes
- A list of payment reminders that live agents have made

Your organization may allow residents to set up payment plans in specific circumstances. Setting up a payment plan requires manual action from your resident team members. Once the plan is created, your AI will manage the rest: sending reminders, answering residents' questions, and following up to ensure payments are collected on time.

📄 Demand Notice Generation
EliseAI can automatically generate demand notices for your communities. This feature allows your team to review, sign, and print multiple demand notices within minutes.
Property managers may deliver 1000+ demand notices per month in a large market. Agents often must fill out these notices one at a time, and this slow process can result in eviction filings lagging behind schedule. Elise's Demand Notice Generation feature can solve this problem and save your team valuable time.

Can my AI Assistant contact former residents?
Yes, your AI Assistant can contact former residents with outstanding balances. See the Setting Up Delinquency article for instructions on enabling this feature.
Can I use DelinquencyAI with student housing properties?
Yes, EliseAI supports Delinquency for student housing.
Can I use DelinquencyAI with single-family housing?

Does the AI contact residents who are under eviction?
By default, your AI Assistant DOES NOT send proactive delinquency messages to residents who are under eviction. Submit a ticket to change this setting.

No, the AI does not contact residents on federal holidays.
Does EliseAI export Delinquency notes to Yardi?
As of now, EliseAI cannot export Delinquency notes to Yardi. We can only export delinquency notes to Entrata and RealPage.
Does EliseAI still separate rent charges synced from Entrata?
No, we have fixed this issue.
- EliseAI now consolidates rent charges synced from Entrata into one single charge.
