The EliseAI Maintenance App brings together work order management, technician scheduling, inspections, unit turns, and mobile time tracking into a single, unified system for property maintenance teams.

Overview
The EliseAI Maintenance App is designed for maintenance teams at every level, from technicians completing daily work orders to supervisors managing operations across multiple buildings.
The suite combines a mobile app, a web-based supervisor portal, and AI-powered resident communication to streamline your maintenance operations.
Any maintenance staff member can use the Maintenance App, including technicians, supervisors, and non-technician staff.
Getting Started
To begin using the Maintenance App Suite:
- Contact your CSM to enable the Maintenance App for your organization.
- Configure your Maintenance Settings.
- Set up your team by inviting technicians and supervisors. See the Maintenance App Setup Guide for the full setup process.
- Download the Maintenance by EliseAI app from the App Store or Google Play Store.
Who Can Use the Maintenance App
The Maintenance App supports multiple roles. Every maintenance staff member on your team can use the app, regardless of their position:
- Technicians: Receive and complete auto-assigned work orders and inspections. Clock in and out with time tracking.
- Supervisors: Manage team operations, monitor staff activity, and access Supervisor Mode in the mobile app. Includes full access to the Supervisor Portal.
- Non-Technician Staff: Staff members, maintenance managers, and other non-technician team members can access features based on their assigned position and permissions.
Each user's position determines their feature access. Your team can set permissions to control what each user can view and manage.

Integration with EliseAI
The Maintenance App Suite integrates with the broader EliseAI platform:
- PMS Integration: Maintenance data syncs with your property management system. Supported PMSs include Yardi, Entrata, RealPage, ResMan, and AppFolio.
- AI Portal Home Page: Maintenance workstreams appear on your AI Portal Home Page, providing real-time summaries of open emergencies, work orders, and unit turns.
- MaintenanceAI: Your AI Assistant creates work orders from resident conversations and sends proactive status updates.
- Dynamic Maintenance Knowledge: Your AI Assistant uses real-time conditions (such as local weather and unit amenities) to determine the urgency of maintenance issues and escalate accordingly.
- SmartRent: If your communities use SmartRent access systems, technicians can generate access codes directly in the Maintenance App.

The Maintenance App Suite consists of three core components that work together:
Maintenance by EliseAI Mobile App
The Maintenance by EliseAI mobile app is available on iOS and Android. Technicians receive auto-assigned work orders and inspections directly in the app, where they can:
- Clock in and out
- View, start, and complete assigned work orders and inspections
- Add notes and photos to work orders
- Complete inspections with scored responses
- Work in offline mode when internet access is unavailable
The app also offers a Supervisor Mode that provides supervisors with staff profiles, a live map, and the technician leaderboard directly from their mobile device.

Maintenance Supervisor Portal

MaintenanceAI
MaintenanceAI is the AI-powered communication layer that connects your maintenance operations with residents. Your AI Assistant can:
- Receive maintenance requests from residents via text, email, or phone
- Create work orders automatically based on resident conversations
- Escalate emergency issues to your maintenance team
- Send proactive status updates to residents when work order statuses change
- Respond to resident questions about maintenance issues with self-help instructions, when applicable

Maintenance App Key Features
Auto-Assignment
EliseAI automatically assigns work orders, inspections, and unit turn tasks to eligible technicians based on skills, availability, and priority. The system dynamically adds tasks to technician queues as work is completed throughout the day.

Unit Turns
Supervisors can schedule, assign, and track the full unit turn lifecycle directly in the AI Portal. Unit turns include move-out dates, work order sequences, inspections, and unit-ready milestones. You can set default turn templates for your communities and customize them with inspection and work order steps.

Inspections
Create scored inspection checklists with required and optional questions. Schedule inspections for units or common areas and track results across your portfolio.

Conditional Workflows
Set up follow-up questions that technicians answer when completing a work order. Based on their responses, the system can create new work orders, update assets, or send messages to residents. Workflows help strengthen oversight and ensure compliance for essential issues.

Calendar and Scheduling
Use the Maintenance Calendar to manage technician shifts, schedule tasks, and view daily assignments. You can create building-specific shifts to control where technicians receive auto-assigned work.

Timesheets and Payroll
View geo-fenced time tracking, daily time worked, and work order times for each technician. Export timesheet CSVs to run payroll. The system calculates overtime automatically based on clock-ins and timesheet edits.

Create projects for recurring tasks like preventative maintenance, daily property walks, or capital improvements. Track property assets and link them to work orders and inspections for a complete maintenance history.

Offline Mode
