Dashboard View
Use the report's Dashboard View to measure portfolio health.
Use the subtabs at the top left to view data by:
- Individual Property
- Property Group
- U.S. State
Set the report's date range using the Calendar dropdown.
Portfolio Distribution
The Dashboard's Portfolio Score Distribution section sorts properties, groups, or states into three performance categories:
🟢 Strong
🟡 Average
🔴 Needs Attention
Click on a category to view a list of included properties along with individual scores.
Click on a property to view its metrics breakdown. This displays:
- Scores for specific domains (Leasing, Maintenance, and so on), where applicable.
- Leasing and resident metrics for the property.
Return to the main dashboard by clicking the Reset Filters at the top of the left sidebar.
Metrics
Below the score distribution, the dashboard's Metrics section tracks specific property, leasing, and resident metrics.
The page sorts metrics by domain, such as property, leasing, and maintenance.
Hover over a metric name to view its definition tooltip, which explains how the metric is calculated.
Configure your Settings to:
- Add or remove metrics
- Enable metrics for scoring
See the Dashboard Settings section for instructions.
Metrics enabled for scoring are color-coded using the same system as property performance scores:
🟢 Best
🟡 Average
🔴 Needs Attention
Metrics also display a percentage change from the previous equivalent timeframe, when applicable.
- For instance, your report is set to December. The Leasing Automation Rate displays + 1.0%
- This means that your leasing automation rate increased by one percent from November to December.
- This change is displayed by a percentage in the metric's VS PRIOR column.
Metric Details
Click on a metric to view its details page.
The details page includes the following items:
- Current Metric Value
-
Benchmarks: These are criteria for metric scores.
- For instance, a Leasing Automation Rate of 91.7% is marked as Best because it exceeds the ≥ 80% threshold.
- See the Dashboard Settings section for instructions on setting benchmarks.
- Metric Definition
-
Action Items: This section offers actions you can take to improve the performance metric.
- For instance, to boost your Leasing Automation Rate, you can keep property knowledge up to date, encourage agents to let EliseAI run autonomously, and review early agent takeover rates.
Click the Trend tab to view performance over the current selected period and the previous equivalent period.
Click the Drill In tab to view a metric breakdown by property.
Table Breakdown View
Click the Table Breakdown tab at the top of the page to view a detailed list of scores and metrics.
Use this page to:
- View a property's performance across multiple domains
- Compare performance across properties
Toggle between two views using the Summary / Metrics switch.
- Summary View: Displays overall scores for each domain, such as Leasing and Delinquency
- Metric View: Displays specific metrics, such as Message Response Time and Lease Signed Rate
You can view the breakdown by Property, Group, or U.S. State.
By default, the page ranks properties by their Overall scores. Click on a header to rank properties by the associated score or metric.
Click a property in the list to view its metrics breakdown. This displays:

- Leasing and resident metrics for the property.
Return to the main Breakdown View by clicking the Table Breakdown tab at the top of the page.
Dashboard Settings
Click the Settings tab at the top of the page to configure your Dashboard's Settings.
Use the Org Default Settings page to set organization defaults. Or, select a property in the left sidebar to create property-specific settings.
Please note that:
- Default Benchmark Settings apply to all your properties UNLESS you set up property-specific overrides.
- Organization settings and property settings have separate edit permissions. See this article's Permissions Section for details.
Metric Visibility
Enable or disable metric visibility on your Dashboard by toggling each metric's Visible switch.
Metric Scoring and Thresholds
Enable or disable metric scoring on your Dashboard by toggling each metric's Enabled for Scoring switch.
Set Thresholds for each metric in the Top Performing Threshold and Low Performing Threshold fields. These thresholds serve as the criteria for each metric's score. This is your opportunity to define what "good" means for your organization or property.
The right side of each metrics panel displays the thresholds for each score. This display updates live as you change individual thresholds.
All threshold fields are prefilled with EliseAI's suggestions. Please feel free to change the values as needed.
Click Save Settings at the top right of the page to save any updates.
Metric Weights
Set Weights for each metric in the Metric Weight (%) field. This determines a metric's impact on a domain score. Use this field to emphasize the metrics that matter most to your organization or property.
For instance, an org's Renewals Metrics use the following weights:
- Renewal Rate: 60%
- Time to Renewal Resolution: 20%
- Time to Complete Renewal: 20%
This means that Renewal Rate determines 60 percent of the score, and the two other metrics determine 40 percent of the score.
The sum of a domain's metric scores must equal 100%. The percentage bar above each domain's settings tracks total domain weight. If this does not equal 100%, you must make necessary adjustments before you can save your Benchmark Settings.
