EliseAI's Lease Audit Tool is an AI-powered ledger auditing system designed to review lease data, identify costly errors, and reduce the time your team spends on manual document review.
This tool automatically reviews lease documents and ledger entries to identify discrepancies, such as missing fees or mismatched concessions. It flags potential issues so you can act to mitigate potential operational or financial impacts.
Contact your CSM to launch lease audits as part of your EliseAI suite.
Permissions
The following permissions are required to view your Lease Audit page.

Update permissions in your AI Portal's Users > Manage Users page. See the Set Up and Invite Users article for instructions.
Access the Lease Audit Tool
To navigate to your Lease Audit Tool, open the AI Portal and click Lease Audit on the left side panel.
Select a community in the top left dropdown menu to view its lease audit data.
Use the search box below the dropdown to search for specific leases and residents.
Use the Task Status dropdown to view lease audits by three statuses:
- Pending Feedback
- Feedback Received
- Escalated
The panel below the dropdowns displays the number of lease audits awaiting your feedback.
View Lease Audit Data
Resident leases appear at the bottom left of the page.
Leases with pending feedback display:
- A Circular Arrow ↻ for repeat issues flagged in a previous cycle.
- A Document Icon for leases with Term Mismatches.
Leases with feedback received display a Resolved tag.
Click on a lease to view its discrepancies. The lease may contain Discrepant Transactions or Term Mismatches.
Address Discrepant Transactions
Click on a Discrepant Transactions entry to address the issue.
The resident's lease terms appear at the top of the page. This information is pulled directly from your PMS.
The center of the page displays lease audit results awaiting review by you or your team. This section automatically flags potential issues (such as undercharges or mismatched fees) so you don't have to dig for them manually. All discrepancies will require feedback to confirm that the discrepancy flagged requires actions or is a false alarm.
Click View Ledger to view the resident's full ledger.
Click View Source Doc to view and download a PDF of the original lease.
Address each discrepancy on the right side of the page.
You can choose between the following options:
- I will update the ledger
- I will update the documents
- This is a real issue, but I will not fix it.
- AI is wrong, do not flag this
If you select AI is wrong, you must identify the issue that led to the false alarm:
- The AI read the lease wrong
- The AI read the ledger wrong
The system will prompt you to enter comments about why the transaction was marked as Action Needed or False Alarm, so that the AI can learn from your responses. Use comments to explain exceptions, confirm charges, or correct errors. Each piece of feedback will help make the system smarter for your entire team.
Address Term Mismatches
Click on a Term Mismatches entry to view the issue.
Use this page to view an issue summary and lease information. Click View Source Document to view a PDF of the original lease.
Term mismatch results are currently read only; you cannot address and resolve these issues within the AI Portal. EliseAI plans to update this feature in the near future.
