This article outlines EliseAI's specialized support for lease-ups and new developments. Each section offers guidance on preparing for lease-ups and communicating with prospects.
Definitions
Pre-lease: The period in which you introduce a community (rental property) to the market before units are available or finished.
Lease-up: The period in which you work to fill all a community's units once they are available and finished. This directly follows pre-lease.
Timeline
As a first step, let EliseAI know when you want to start promoting your new community. You may begin this process a few months to a few weeks before lease-up.
Once you start promoting your community, we work with you to create your AI Intro, Prospect Interest List, and Tour Settings. Your team can also manage certain Lease Up settings. See the following sections for details.
AI Intro
Your AI assistant sends an SMS or email message to prospects who express interest in your pre-lease community. Please reach out to your Customer Success Manager (CSM) or submit a ticket to customize your AI assistant's intro message.
Your pre-lease intro message must include the following:
- A request for the lead's contact info and preferred layout so we can add them to the interest list
- An estimated timeline for the start of leasing
- An estimated timeline for the start of tours

Thank you for your interest in Handy Homes! We’re hard at work and are not yet ready for you to visit in Spring ‘25. We expect leasing and tours to begin on June 1st.
Please leave your name, contact information, desired layout, and one of our leasing associates will be in contact when we’re ready to welcome you home!

Lease Up Settings
Your EliseAI team can configure building-level Lease Up Settings for your community. These settings control how your AI Assistant communicates availability and move-in timing to prospects.
Contact your Customer Success Manager (CSM) or submit a ticket to configure Lease Up Settings for your community.
Lease Up Settings include the following options:
- Enabled: Activates lease-up mode for the community.
- Approximate First Unit Availability: The date when the community's first units are expected to be available for move-in. Your AI Assistant uses this date to set prospect expectations about move-in timing.
- Lease Up Availability Explanation: A custom message included in your AI Assistant's initial outreach and referenced when discussing unit availability (for example, "Our first available homes are coming August 1, 2026").
When Lease Up Settings are enabled, and the first unit availability date has not yet passed, your AI Assistant:
- Includes the availability explanation in initial outreach to prospects
- Does not suggest move-in dates before the configured start date
- References the availability timeline when prospects ask about unit availability or pricing
Prospect Interest List
Once a prospect responds to your intro message, your AI Assistant can add the prospect to an interest list for the community based on their preferred layout.
Your AI Assistant automatically reaches out to prospects on the interest list once your community begins leasing or giving tours.

Pre-Launch Guest Cards
You can activate guest cards for communities that have not launched on EliseAI. This allows AI your Assistant to interact with prospects who inquire about pre-lease and lease-up communities.
NOTE: This feature is currently available for Yardi, ResMan, and Entrata clients only.

Tour Settings
Keep your CSM posted on when your community starts offering tours and the types of tours offered (regular or hard hat). We can adjust your community's tour scheduling settings based on your needs.
If you have not started offering tours for your community, we can either:

Disable all tour scheduling.
- NOTE: You must remind us to reactivate tour scheduling once you begin offering tours
- Enable dynamic tour scheduling: Your AI Assistant avoids scheduling tours when no viewable units are available. It adds prospects to a tour waitlist instead.
If you have started offering tours, we can adjust the following settings:
- Showing Policy: Allow your AI Assistant to schedule tours for units that are not rent-ready. This may apply to pre-lease communities still in development.

Alternative Tour Options: Determine what your AI Assistant does when a prospect's preferred unit layouts are not available for tours. Your AI Assistant can:
- Offer tours for other available units.
- Offer tours showing your whole community and its amenities.
- Offer tours for model units.
- Avoid offering or scheduling another tour.

If you plan to conduct hard hat tours for unfinished communities, we can add the following to your AI Assistant's messages for prospects booking tours:
- Guidance for hard hat tours: For instance, “We are conducting hard hat tours of our property. Please remember to wear long pants and closed-toe shoes.”

Alternative meeting location (if applicable): Your AI Assistant can notify prospects if you manage pre-lease tours through a nearby property or temporary office.
- NOTE: You can adjust a community's tour meeting location in your AI Portal's Tour Settings and Knowledge Base.
Knowledge
Add as much information as you can to your community's Community Info before lease-up. This ensures that your AI Assistant shares accurate community information during pre-lease and lease-up.
You can use the following pages to add knowledge for a community:

Knowledge Setup Page: Contains pre-filled questions to fill out prior to launching your community on EliseAI. Your answers sync with the community's Knowledge Base.

- Click Onboarding in your AI Portal's left sidebar.
- Click Launch Status in the Onboarding dropdown menu.
- Click the red +Setup button under a community's Knowledge column.
- To access this page:
- Knowledge Base Page: Add and edit pieces of knowledge for your community. See the Managing Knowledge article for further instructions.
Please add the following items to your community's knowledge base:
- Anticipated Ready Date
- Current Construction Phase (Early Construction, Near-Completion, and so on)
- Link to Property Website and any other relevant links
- Pricing and Fees, or ETA for Pricing Information
- Amenities, Specials, or Unique Features to highlight
- NOTE: You can enter "not yet available" for any knowledge items that are not finalized.
Ensure that you keep your community's knowledge base updated as you transition to pre-lease and lease-up.
LeasingAI Discovery Agent
You can create a custom mode for LeasingAI Discovery Agent to best suit your needs during your community's pre-lease and lease-up phases. This determines the type of questions your VoiceAI Assistant asks prospects and the screening criteria it uses.

Credentials Sessions
While integrating your community's PMS with EliseAI, credentials sessions for pre-lease and lease-up properties may fail if:
- Your PMS contains no unit availability or pricing information for the community: Common for pre-lease communities, and less common for lease-ups.
- Your PMS contains no calendar or touring availability for the community: Likely for both pre-lease and lease-up communities.
Submit a ticket to resolve this issue. Our support team can override the error and integrate your community's PMS with EliseAI.
