Our AffordableAI offers flexible configurations to help you manage and optimize your building's leasing process. By customizing conversation flows and prequalification methods, you can ensure that prospects are efficiently matched with suitable units, whether they are affordable or market rate.
Both configurations below can be configured at the building level.
Conversation Flow
With the Affordable conversation flow, your AI will prequalify leads against the building's units by asking for the household size and income. Based on these two data points, the AI will evaluate which units the prospect would qualify for and push them to tour, apply, or join the waitlist for those units.
You can customize your conversation flow by deciding whether you'd like your AI to offer affordable units right from the start of the conversation or only if the prospect inquires about affordable units.
Starting with Affordable Units
If all or most of the units in your community are affordable, we recommend configuring your AI to open conversations offering affordable units. If a prospect does not qualify for an affordable unit but they do qualify for a market rate unit, your AI will instead suggest market rate options. If no market rate units are available, your AI will not suggest them.
Starting with Market Rate Units
For communities with mixed or mostly market rate units, we recommend configuring your AI to open conversations offering market rate units. If a prospect asks for affordable or cheaper units, your AI will switch to offering affordable units. The AI will also suggest affordable units if no more market rate units are available.
How to Configure Conversation Flows
You can switch between these two configurations on the Affordable Settings page in your AI Portal, found under the Settings dropdown. Once on the page, find the "Should your AI try to qualify all leads for affordable units?" column.
- To start conversations as AFFORDABLE, make sure the box is CHECKED.
- To start conversations as MARKET RATE, make sure the box is UNCHECKED.
Prequalification
Your AffordableAI can pre-qualify prospects in two different ways: deterministic or prescriptive.
Deterministic prequalification is the default configuration. With deterministic prequalification, if a prospect does not qualify for a unit, your AI will not allow them to book a tour or submit an application during the conversation. We recommend this setting if you want to reduce the number of unqualified prospects coming through the funnel.
With prescriptive prequalification, if a prospect does not qualify for a unit, your AI will inform them that they most likely do not qualify, but will still give them the opportunity to tour and apply. We recommend this setting if you would like prospects who are deemed unqualified by the AI to still have the ability to continue through the funnel.
How to Configure Prequalification
By default, your AI will use deterministic prequalification and will block unqualified prospects from touring and applying. If you would like to instead switch to prescriptive prequalification, please contact your CSM or reach out to our support team.
