Your Hold Time setting determines:
- How long your AI Assistant holds a unit available for prospects.
- The units your AI Assistant quotes in conversations with prospects.
This process varies slightly between communities that use conventional pricing and those that use dynamic pricing.
Conventional Pricing
Conventional pricing remains static regardless of move-in date or lease term.
In this case, a 30‑day hold means that:
- Current units are considered available through the current day + 30 days.
- Upcoming units are considered available through the initial available date + 30 days.
Availability lookup
Your AI Assistant looks up units plus or minus your hold time.
For instance, with a 30‑day hold, requesting a 06/30 move-in prompts your AI to look up units with initial availability on or after 05/31, and before 7/30.
Dynamic Pricing
Dynamic Pricing varies by move-in date and lease term. In this case, your AI Assistant:
- Creates a window of the desired move‑in date plus or minus hold time.
- Searches for any available dates in that window.
- If the AI finds available units, it quotes the lowest rate and corresponding date. If not, the AI reports no availability.
Update Hold Time
Follow these steps to update a community's default hold time:
- Click Settings in the AI Portal's left sidebar.
- Click Building in the settings dropdown menu.
- Scroll right to a community's Hold Time box.
- Delete the existing hold time value. (Default is 30 days)
- Enter a new hold time in number of days. For instance, entering 25 results in a 25-day hold time.
