- Estimated Cost Calculator: A feature prospects can use to calculate estimated monthly costs. The calculator uses information entered on the fees page.

Fees Page
Once you launch your Fee Transparency Suite, you can access your organization's Fees Page. Use this page to host all fee information for each of your communities.
The information you enter on each community's fees page syncs to:
- Your AI Assistant's Knowledge Base
- The community's Estimated Cost Calculator.
- Your AI Portal's Unit Recommendations/Quotes feature.
To access your fees page, click Knowledge in your AI Portal's left sidebar. Then, click Fees in the Knowledge dropdown menu.
Click Overview on the page's left sidebar to view a list of Outstanding Setups. (This may already be selected by default.) This page lists communities that are missing required fee information.
Select a community from the page's left sidebar to view its Fees and Add Ons page. The colored icons indicate each community's fees setup status.
- Red Icon: No fees setup
- Yellow Icon: Partial fees setup
- Green Icon: Complete fees setup
Each community's fees and add ons page contains the following sections:
- Fees List
- Move-In Payment Configuration
- Quote Addendum
- Rentable Items

Fees List
Your community's Fees list displays each of its fees with detailed data.
You can add fees to the list or edit existing ones directly on the page.
Add a Fee
Follow these steps to add a fee to a community's fees list.
- Click the + Fee button in the top right corner. This opens the Create Fee window.
- Use the Basic Info tab to fill in fee information, including:
- Fee Name
- Description and Additional Info
- Category
- Frequency
- Select a Trigger Event for charging the fee, if applicable. Trigger events include Application Submission, Lease Signing, and Move-In.
- Enter a charge code for the fee, if applicable.
- Use the checkboxes to label the fee as Refundable, Public Facing, or Prorated, if applicable.
- Check the Required for quotes box to automatically include the fee in quotes you create for the community.
- Check the Only apply to specific layouts box to apply the fee to specific unit layouts (e.g. studio and 1br).
- Click Next to proceed to the Pricing tab.
- Use the Pricing tab to set the following information:
- Fee Application: Choose between Required for All Residents or Optional/Conditional.

Pricing Model and Fee Amount: Your options here depend on your choice of fee application.

Pricing Models for Required Fees:
- Simple Fixed Fee
- Usage-Based
- Percentage of Rent

Pricing Models for Optional Fees:
- Simple Fixed Fee
- Per-Unit Fee (e.g. $50 per pet),
- Custom Matrix Fee: To create a Custom Matrix fee, type in a Custom Fee Description, then click Convert to Pricing Matrix. The AI converts your description into a ready-made pricing matrix.

Pricing Models for Required Fees:
- Conditions: Type in fee conditions to the Applies If a Resident Has ___ box. For instance, if the fee only applies if the resident has pets, you must type in "Pets".
- Click Next to proceed to the Review tab and review all the fee information you entered.
- Click Create to add the fee to your community's Fees page.
Edit or Delete a Fee
Follow these steps to edit or delete a fee listed on your Fees page.
- Click on a Fee. This opens a Fee Details window.
- Edit a fee by clicking Edit Fee at the bottom right of the window. You can edit any of the fields you filled out when you created the fee.
- Delete a fee by clicking the Trash Can Icon at the bottom left of the window.
Bulk Import Fees
To add fees across your entire portfolio, you must upload a CSV to the fees page. Our AI can dynamically comprehend and parse your CSV structure. Format your CSV using the structure below:
- Each row represents a building.
- Each column represents a diferent fee type
- Community names on the CSV must match community names in the AI Portal.
- Leave a cell blank if a community does not have a specific fee.
- The CSV does not need to include your entire portfolio.
To upload a CSV of fees:
- Click Bulk Import at the top of the fees page.
- Use the Bulk Import Fees window to upload your CSV.
- Click Confirm Import at the bottom of the window.
Move-In Payment Configuration
Use the Move-In Payment Configuration section to determine how much rent and fees residents must pay upon move-in. Your AI Assistant uses this information in its conversations with prospects.
Follow these steps to set your community's move-in payment.
- Click the Create Rule button.
- Use the Proration Rule menu to select a proration rule. You can choose between two rules:

Fixed Number of Months: The tenant pays a set number of month's rent + fees upon move-in, regardless of move-in date. Use the Number of Months box to set the number of months' rent due.
- For instance, a resident moves into an unit with a rent of $1500/month. Your move-in payment is two months' rent plus a required annual amenities fee of $150. In this case, the resident owes $3150 upon move-in.

Prorated: The resident only pays for the days they occupy a unit in the first month. In this case, you have the option to set a Cutoff Day. If a resident moves in after a cutoff day, they must pay the next month's rent in addition to the prorated rent. Use the Proration Cutoff Day box to set the cutoff day.
- For instance, a resident moves into an unit with a rent of $1500/month on June 21st. Your proration cutoff day is the 15th of each month. There is also a required annual amenities fee of $150. In this case, the resident owes $2150: the prorated June rent ($500) + the full July rent ($1500) + the amenities fee ($150).

- Click Save to finish setting up your move-in payment.
Quote Addendum
In the Quote Addendum section, you can type in a message or disclaimer to include in all quotes for your community. Click the Edit Addendum button to add or edit your message.
Once you set your addendum, it automatically appears in a community's Generate Quote page. You can edit this message as needed when you create each quote.
Rentable Items
At the bottom of a community's fees page, you can find a list of its Rentable Items. These may include storage, garages, and parking spots.
Rentable item information syncs from your PMS. You cannot add or edit rentable item information directly on the Fees page.
Click on a Rentable Item to view its inventory. You can filter each inventory by Available or Unavailable items.
Your AI Assistant uses rentable item information in its conversations with prospects. This information also syncs to a community's Estimated Cost Calculator (see below).
Estimated Cost Calculator
The Fee Transparency Suite includes an Estimated Cost Calculator, which is an add-on for your EliseAI Website Widget. The calculator uses information you enter on the Fees page. Prospects can use the calculator to add fees to their estimated monthly costs.
Follow these steps to add the Estimated Cost Calculator to your Website Widget:
- Click Settings in your AI Portal's left sidebar.
- Click Website Widget in the Settings dropdown menu.
- Select a community from the page's left sidebar.
- Click the Features dropdown to the right of the Widget preview. Navigate to Calculate Price at the bottom of the Features dropdown.
- Toggle the Calculate Price Desktop and Mobile switches to add the Cost Calculator to each Widget.
- Add the Widget on your community's website, if you have not already done so. See the Website Widget Setup article for detailed instructions.
Prospects can follow these steps to use the Cost Calculator once you add it to your Widget:
- Click Calculate Cost on the Website Widget, or the Calculator Icon on Mobile view. This opens the Estimated Cost Calculator.
- Use the filters in the top left corner to view available units by Floor Plan, Move-in Date, and Lease Term.
- Select a unit from the list under the filters.
- Use the Add-On section at the bottom left to add Fees and Rentable Items to the unit's monthly costs.
- View the unit's total Estimated Monthly Costs in the Monthly Charges panel on the right.
- Click Apply to navigate to a page with community and application info.
Conversations and Quoting
Your AI Assistant can use information entered on the fees page in its conversations with prospects.
