You can manage evictions and demand notices directly on resident guest cards in the AI Portal. Reach out to your CSM or Contact Support to add this feature to your DelinquencyAI.

View Delinquency and Eviction Guest Cards
Follow these steps to view guest cards for residents with Delinquency conversation history, or for residents currently facing eviction.
- Click the Contacts tab in your AI Portal's left sidebar.
- Click Resident in the Contacts dropdown menu.
- Click on a resident's name to view their guest card. A red Delinquency label appears in the Domain column of residents with Delinquency conversation history.
- Check Delinquency in the Domain filter at the top of the page to view only residents with Delinquency Conversation history.
- Check Under Eviction in the Status filter to view only residents currently under eviction.
Manage Eviction Status
To manage evictions and demand notices on a resident guest card, click the View Details button to the right of Eviction Status.
This directs you an Eviction Timeline page where you can view and manage the resident's eviction status.
The light blue panel lists the resident's current eviction status along with the latest updates.
Click + Note at the bottom of the panel to add an update or note to the resident's eviction timeline.
Click See More below the blue panel to view the resident's full eviction and demand notice timeline. The timeline includes each demand notice as a downloadable attachment.
Click the Change Status button in the page's top right corner to update a resident's eviction status, if applicable. See screenshot below for status options.
Click the Create Notice button in page's the top right corner to check if a resident qualifies for a demand notice. If a resident qualifies, you can quickly generate a demand notice in the AI Portal. See the Eviction and Demand Notice Generation article for detailed instructions.
Eviction Account Updates
An Eviction Account Update task appears in your AI Portal when a resident under eviction makes a payment or moves out.
Address these tasks right away to avoid delays and unnecessary costs. Follow these steps to manage eviction account update tasks.
- Click Tasks in your AI Portal's left sidebar.
- Select Eviction Account Status Update in the Task Types dropdown menu. A task called Eviction Account Update appears in the left sidebar of the tasks page.
- Click on the task you want to manage. This opens the Account Status Change Alert page.
- Choose one of the four options in the window:
- Dismiss the task. This results in no change to the existing eviction.
- Change the eviction status manually on the resident's guest card.
- Close the existing eviction.
- Generate a new demand notice to restart the eviction process for the resident.
Transactions and Payment Plans
Scroll down to a guest card's Transactions section to view a resident's overdue charges. The section lists each charge's type, amount, and date.
Click the Payments tab to view a resident's payment history.
Click + Add Payment Plan to create a payment plan for the resident. See Payment Plans and Partial Payments for detailed instructions.
