To access your reporting dashboard for delinquency, open your AI portal and navigate to Reports > Delinquency on the left sidebar.
EliseAI's Delinquency reporting dashboards are built using charge and payment data received from PMS integrations to create a view on collections and collection rates for communities and organizations. These dashboards are exclusively driven by charges to and payments made by residents; therefore, there may be some discrepancies with income statements and other accounting reports. All data, current and historical, is captured and transformed in the same manner ensuring like for like comparison.
Methodology
Monthly collections reports in the Elise dashboards are defined by the following:
- Amount charged covers any charges opened within the month in question
- Amount collected covers any charges closed within the month in question
- Payments are applied to charges based on whether the charge is still open, followed by the oldest charge, and then the largest open charges
- Reports currently show all charges that have been opened on a resident account
- Mid month move in & out will only have pro-rated charges in Elise reporting as that is what is received from the API
- Subsidy charges are not included in charges or collections as they are not received in the API response
Home View
The Home view will show key AI performance metrics at the high level, either at a community or across an organization. This view is most useful for a glimpse into overall collections health and highlights key areas that may require further investigations by site teams.
Some key metrics you will find on the Home view:
- Dollar amount collected by the AI
- Hours Saved
- AI Messages Sent
- Dollar amount collected by the AI via phone call
- AI Calls Made
- AI Emails sent
- AI SMS sent
- Late Rent Payments
- On Time Rent Payments
- Dollar amount of Bad Debt Collected (use the dropdown to select the debt-age group)
- Unpaid Rent Charges
You can mouse over the question mark symbol in each box for more information on each metric, including how that metric is tallied.
Further down the page are the Residents Waiting for Agents' Response and Residents Needing Agents' Attention sections. These sections will show metrics for outstanding tasks and resident situations that may need intervention from your onsite team.
Accounting View
The accounting view shows a more detailed view of DelinquencyAI performance and can be compared against most Aged Receivables (AR) reports to validate collection numbers. There are four key views within the report:
- All: shows all charges and payments made against specific charge codes for the community.

Resident: shows all outstanding charges and payments made by individual residents along with the age of bad debt. This view show all responsible residents on a lease, as well as a detailed Delinquency Summary of collections-related communications with the residents.
- Lease: shows the same as the Resident view, but only for each active lease in a community.
- Community: shows the amount collected and bad debt associated with each community.
Note that negative balances are not shown within dashboards. Those true balances are tracked internally, but are shown as 0 owed by a resident or lease.
Promise to Pay and Payment Plan Reports
Within the accounting view, you can also view a list of Promise to Pay residents and residents on a Payment Plan. To switch to these reports, use the Report Type dropdown.
Eviction Filing Report
If you use EliseAI to generate demand notices, you can view an Eviction Filing Report. Select Eviction Filing in the Report Type dropdown to view this report.
Use the filters at the top of the page to adjust your view. You can view the report by Community, or by individual Lease.
The Community view shows the number of leases in various eviction statuses, such as Served Notices, Skipped Notices, and Closed By System.
The Lease view shows data on individual leases, such as Eviction Status, Primary Leaseholder, and Outstanding Balance.
ROI View
The ROI view serves as a convenient tool to track collection trends on both a daily and monthly basis that can quickly and effectively compare against historic trends.
This data focuses mostly on collection percentages. Smaller communities can have large month to month variances.
